Mueller Community

The Mueller Community (pronounced /ˈmɪlər/) is a 711-acre (288 ha) Planned Unit Development (PUD) in the northeast central portion of the city of Austin, Texas, USA. The project is being developed on the former site of the Robert Mueller Municipal Airport, which was closed in 1999 upon the opening of Austin-Bergstrom International Airport in southeast Austin, itself a civilian adaptation of Bergstrom Air Force Base after its closure in the early 1990s.

The new community broke ground in 2007 and is expected to take at least 10 years to finish. The new community is being developed by Catellus, whose parent company was ProLogis.[1][2]


The plan includes a Town Center, planned after the regional retail (which includes stores such as Best Buy, The Home Depot, and Staples), and the Dell Children's Hospital.

Goals for the Town Center, which is to be a focal point for the community are cited by ROMA Design Group, the design team as:

  • Identity - a place that belongs to everyone
  • Connectivity - a seamless extension of surrounding neighborhoods
  • Walkability - a rich pedestrian experience
  • Convenience - a place for people to come every day
  • Diversity - a place to live work and play, not just to shop
  • Authenticity - a unique place representative of the community's values

Austin Children's Museum and Austin Playhouse are set to become the first tenants of the new Town Center[3], and an Urban H-E-B is due in the neighborhood's market district in 2013.[4] The Seton Family of Hospitals moved its administration offices to Mueller in early 2009.[5]

In December 2009, The U.S Department of Energy awarded the Pecan Street Project, Inc. $10.4 Million in federal stimulus funds to develop an advanced smart grid demonstration project at Mueller, which includes a demonstration house being designed in 2011.[6]

Builders

As of mid-2008, there were six builders participating in the development of the area, David Weekley Homes, Meritage Homes, Standard Pacific Homes, Streetman Homes, Saldaña Homes, and Muskin Homes.

Affordability

25% of the planned residential homes are to be part of the Mueller Affordable Program, available under a shared equity scheme. The affordable program has a purchase component which is available to households earning less than 80% of the Austin Mean Family Income, and a rental program available to those earning less than 60% of the Austin MFI.

Community

The community has formed a neighborhood association, The Mueller Neighborhood Association. The development also has its own custom social networking site powered by a proprietary system called citiCite (Mueller citiCite Page).

Education

Residents are zoned to the Austin Independent School District.[7][8] The community is zoned to Maplewood Elementary School, Kealing Middle School, and McCallum High School, although Reagan High School is only 1.5 miles away from the development. The community includes a site for a future elementary school.[9]
